What is the minimum lease term?
Most of the apartments can be rented from one month. Some of them from three months and we also have options from 7 days, although they are only few.
What documents do I need to rent?
Personal information and employment and/or study information as appropriate (e.g. copy of ID, passport, entry card stamped at the airport, etc.).
Can I rent as a foreigner?
Of course! Amoblados by ContactChile is designed for all those who come to Chile for work, study or other reasons, and who require a reliable accommodation, fast and without the complications involved in a normal rental in Chile.
How do I make a reservation?
From Chile or abroad, it is possible to make the reservation completely online. If it is an immediate reservation, just select the desired apartment and follow the steps shown on the web. If it is a reservation to be confirmed, it is necessary to select the preferred apartment and one of our representatives will contact you to issue the reservation.
Can I visit the accommodation before booking?
Yes, of course. As long as the apartment or room you want to visit is unoccupied on the date you want to visit it.
How far in advance should I make a reservation?
You decide; two or three months in advance, one month or at least 24 hours before arrival. If you want to rent for more than three months and you need to know beforehand where you will live, contact us in advance. Now, if you are looking for a cheaper rental and in a very desirable location, keep in mind that this type of accommodation is rented quickly. However, if it is more important for you to visit first and then book, you can do that too. In either case we are here to help you.
What do I have to pay to make a reservation?
To book an apartment, it is necessary to pay the security deposit, which usually corresponds to one month’s rent (retained until the end of the stay), and the agency fee, which is paid only once.
Do I need a guarantor?
Unlike most rentals in Chile, at Amoblados by ContactChile, you don’t need a guarantor.
What methods of payment can I use? Can I pay in foreign currency?
In case of credit cards and PayPal, a service surcharge applies. Please consult with your representative.
If for some reason, none of these alternatives is viable, we can try to hold the reservation up to 24 hours before the check-in date.
When is my booking confirmed?
When the security deposit and agency fee are payed. You will receive a booking confirmation email.
What happens if the accommodation does not correspond to the photos published on the website?
In case there is an obvious difference between the published photos and the accommodation, and this difference is something negative for you, we will offer you a new accommodation at no cost.
What happens if I cancel once the reservation has been made?
If you have to cancel your trip to Santiago or you decide not to rent the reserved accommodation, Amoblados by ContactChile does not refund the rent and/or guarantee already paid. The agency fee is refunded, deducting a cancellation fee of USD 100 and all bank transfer costs.
Rental contract
Do I have to sign a contract to rent an apartment?
Yes, if you are renting for 30 days or more. By signing it, the tenant accepts all the terms of the contract, so we always suggest reading it beforehand.
Who is listed in the contract?
The rental contract is signed by both the tenant and the owner of the apartment or his representative.
Who writes the contract?
The rental contract is a document provided by Amoblados by ContactChile; in this document we look after the interests of the tenant and the landlord.
Must it be signed before a notary?
It does not have to be signed before a notary, but if one of the signing parties needs it, it is possible. The party requesting it assumes the cost of this formality.
What happens if I have to leave the property before the end of the contract?
It would correspond to a non compliance of the contract, and the rent and bills must be paid until the last day of the stay. The guarantee is left as compensation, so we suggest renting for the actual estimated time.
Is it possible to stay in the apartment longer than what the contract specifies?
Yes, as long as there is no other reservation and all parties agree. The rental contract is maintained, and we make an attachment with the new dates. A new agency fee is charged, with a 20% discount.
Payment of rent and other expenses
How and to whom do I pay the rent?
The first monthly rent is paid in Chilean pesos directly to the landlord at the time of delivery of the apartment, when you receive the keys. If you need to pay in another currency or in any other way, please contact your representative. The following months are paid directly to the landlord in advance or no later than the day of the beginning of each period. The rental months count from the day of arrival (e.g. from the 20th of one month to the 20th of the following month). Additional days are paid on a pro rata basis. Cash, bank transfer or via ContactChile can be agreed with the landlord).
Are utility bills (electricity, water, gas, etc.) included in the rental cost?
No, utility costs as well as building expenses or “gastos comunes” (amount corresponding to maintenance, security, amenities, etc.) are paid separately, unless you have rented an apartment with an all-inclusive rate.
Is there a cleaning fee at the end of the stay?
Yes, there is a cleaning fee for each apartment. Remember that in the contract you commit to keep the property in good condition, so if you return it very dirty, this item may be higher.
Security deposit
What is the rental guarantee or security deposit?
The guarantee or security deposit is a one-time amount of money that is paid when booking an apartment, and as its name implies, it guarantees the landlord an amount of money in case there are no debts, missing items or damages in the property. In the absence of any such inconvenience, the deposit is returned completely to the tenant at the end of the stay.
In case of renting an Apart-Hotel type apartment, the guarantee conditions differ according to the place.
Can I rent without paying a deposit?
It is not possible to rent a furnished apartment without a guarantee or security deposit.
How much is the deposit?
It usually corresponds to one month’s rent, although it may vary depending on the apartment.
Who holds the security deposit?
The deposit is retained by Amoblados by ContactChile, to ensure its correct restitution as needed.
How is the deposit returned?
The deposit is returned at the end of the rental period, with the authorization of the landlord. He/she will take into account that the dates of stay indicated in the reservation and/or in the contract are complied and that there are no debts, lost items or damages. It is refunded by the same method and in the same currency in which the payment was made (except: Western Union), deducting eventual bank transfer costs. By credit card, consult the conditions with your representative.
Agency fee
What is the agency fee?
It is the amount charged by Amoblados by ContactChile to manage the accommodation service that includes having a staff of properties, all of them visited and evaluated as well as their managers, attending your queries regarding the rental process, arranging for the apartment to be ready for you on the agreed date, mediating in case of any inconvenience during your stay, guarding the security deposit and handling your check-out, among other things.
Do I need to pay the agency fee every month?
No, the agency fee is paid only once, when booking the apartment.
How much is the agency fee?
The agency fee is calculated based on the amount of the agreed rent and is based on the length of stay. Contact us if you have any doubts.
